Final Results:
The Board would like to Thank you for coming out and casting your vote concerning the Amend and Extend Vote.
Here are the Final results reviewed by the attorney:
Vote to extend the 8 restrictions in the Declaration:
81 consents to extend the restrictions were received. There are a total of 326 lots subject to the restrictions. Pursuant to MGL c. 184. Section 27, the restrictions can be extended with the consent of 50% or more of the lots subject to the restrictions. Given that less than 50% consented to the restrictions, the eight (8) restrictions are not extended and they will expire on August 6, 2026. However, the remaining provisions of Declaration remain valid.
Vote to amend Declaration:
137 owners voted in person or by proxy. 41 NO votes. 96 YES votes. The Declaration may be amended to by two-thirds vote of the members at a meeting. While the amendments to the Declaration passed, they are moot without the approval to extend the restrictions.

The LHPOA Covenants were formed in 1996 and it is now time to Amend and Extend the Covenants.
This vote is imperative to keep our Covenants intact and the future of our Association depends on this vote.
Notary is available this Sunday the 26th from 4-5pm at the club house.

The proposed bylaws will be added to the site ASAP.
The board has worked tirelessly to come up with what they feel are the appropriate changes to provide for the continued well-being of our community, the financial stability and maintenance of the existing facilities of Lakewood Hills for an additional 20 years, with a provision to extend for another 20 years or so. These changes will streamline the administrative tasks required by the Board and provides a mechanism to insure the financial health of our Association.
A package will be sent to each property that was part of the original Covenants, which are recorded at the Registry of Deeds. The package includes this LETTER with further explanation of the process. In summary, each property needs to cast their vote on two separate ballots - one to Amend and one to Extend. The ballot to Extend must be notarized. HERE is a list of Notaries. The board will also attempt to set up a couple times for a notary to be present at the clubhouse for convenience.
One the package is received, please return your ballets ASAP to the Special Ballot Box that is set up in front of the Club House. If you are out of the area, please mail them directly to LHPOA P.O Box 22 E. Sandwich, MA 02537. A Special vote meeting will be held on July 29th (in person and virtual, invite below) and there will also be a notary present at the time. All votes must be cast by July 29th.
